Emerald Hills is a township with several products under one name, and listings tend to mix them. This is how to differentiate: ###Emaar Emerald Hills Plots Plots come in two phases. Phase 1 is built out and ready to move, so plots there change hands between owners. Phase 2 is the launch Emaar sells directly today. ###Independent Floors The floors sit on 267 and 350 sq yd plots and come as Emerald Floors Premier and Emerald Floors Select. Owners sell them on to each other. ###Emerald Estate Emerald Estate is a separate apartment project inside the township, with its own registration. ###Emaar Emerald Hills Villa Villa-style living here means an independent floor on a plot. Emaar builds its villas at Marbella in Sector 66.

Public feedback is mixed and comes from the apartments and floors, not the plots. Phase 2 plot owners do not live here yet. Emerald Estate scores 3.7 from 13 reviews on 99acres and 4.6 from 8 ratings on Square Yards. And Emerald Hills itself scores 4.2 from 4 ratings on Square Yards. 99acres reviewers praise the parks, the playground and the power backup. Two complaints stand out. One 99acres reviewer puts diesel-generator power at ₹22 a unit, with the generator running 8 to 10 hours a day. A tenant on Square Yards calls the maintenance charges very high. Furthermore, Security is the strongest point here. 99acres reviewers describe the security team as dependable, and a Square Yards reviewer notes round-the-clock cover. The weak spots are cost and upkeep, not safety.

Dubai-based Emaar Properties, the developer of the Dubai Mall and Burj Khalifa, runs its Indian business as Emaar India. Its Gurgaon portfolio covers Urban Ascent, Palm Heights, The Palm Springs, Digi Homes and Emerald Hills, across a range of prices and configurations. Palm Hills in Sector 77 is also an Emaar India project, so the same company stands behind it as behind Emerald Hills. Emaar India is led by Managing Director Vaibhav Tyagi. At group level, Emaar Properties' founder and managing director is Mohamed Alabbar.

Emaar Emerald Hills is one of several large plotted townships around Gurgaon. The table below sets it next to two others of similar scale.

Emerald Hills sits directly on Golf Course Extension Road, Garden City is a larger township set a short drive off it, and India Next 2 is furthest out on the Dwarka Expressway side of Gurgaon. Pick Emerald Hills if the GCRE address itself matters most to you, pick Garden City if you want a bigger, already-delivered township, and pick India Next 2 if you want the widest spread of plot sizes and prices to choose from.

• Two registrations cover this township: 162 OF 2017 for the ready-to-move Phase 1 and GGM/716/448/2023/60 for the under-construction Phase 2. Each plot falls under one or the other, with its own rules and timeline.
• Emaar has not published a price list for the plots. The about ₹3.42 Cr figure online is a 2025 asking price from one listing portal, not an official or current rate.
• Phase 2 covers 50.61 acres, not the 140 acres sometimes quoted for the wider Emerald Hills name, which also takes in Phase 1, the independent floors and Emerald Estate.
• The independent floors and the separate Emerald Estate apartments inside the township carry their own registrations and their own resale markets, distinct from the plots.
• A metro corridor is planned for this part of Golf Course Extension Road but has no sanction or timeline yet, so daily travel here depends on cars for now.
• Resident reviews on the floors here flag steep maintenance charges and a high diesel-backup rate during power cuts, alongside praise for the parks and security.
