Godrej Global Business City

Godrej Global Business City is Godrej Properties' new residential project on a 23.2-acre plot inside the DMIC Integrated Industrial Township in Greater Noida. Godrej won the land in a June 2026 e-auction run by the township company, a joint venture of the Delhi Mumbai Industrial Corridor and the Greater Noida authority, and puts the project's revenue potential above ₹7,000 crore. The homes come in eight layouts across 1, 2 and 3 BHK, starting with a 985 sq.ft 1 BHK Grande and going up to a 2,500 sq.ft 3 BHK with a utility room. What sets it apart is the address. You aren't buying into a standalone society on an empty stretch of road. The 750-acre township around it is planned with underground utilities, optical fibre, wide roads and cycle tracks, and factories are already running inside it. For now the project is at EOI stage, with RERA registration still awaited.

Greater Noida has been one of NCR's busiest growth corridors, and Godrej knows the market well. The developer had two Greater Noida launches in FY26, each selling close to ₹1,500 crore, according to Business Today. Godrej Global Business City is its first project inside the DMIC township, and the indicative prices of ₹1.35 Cr to ₹3.50 Cr work out to roughly ₹13,700 to ₹14,000 per sq.ft on the listed sizes. At Hommea, we see the draw here as early entry. Noida International Airport at Jewar began commercial flights in June 2026, the Eastern Peripheral Expressway is about 1 km away, and the township keeps adding industry. The other side is just as real: RERA, final pricing and the possession date are all still to come. So this suits buyers who can wait, and who check every document before paying more than the EOI.

The Integrated Industrial Township Greater Noida (IITGNL) covers about 747 acres southeast of the city. It borders the Eastern Peripheral Expressway and the Delhi-Howrah railway line, with the Boraki transit hub and the Dadri logistics hub close by. According to NICDC, four companies are already operating here and the township has become a white goods hub, with electronics, mobile manufacturing and R&D among its target sectors. For you, that means the jobs aren't just a line in a brochure. Surajpur-Kasna Industrial Belt is about 6 km away, EcoTech about 7 km and Knowledge Park II about 9 km. The township runs on a plug-and-play model, with underground utilities, optical fibre and command and control systems, so the basics are planned at city level rather than left to each society.

The project plans eight layouts across 1, 2 and 3 BHK. The 1 BHK comes in Grande (985 sq.ft) and Luxe (1,050 sq.ft) versions. The 2 BHK starts at 1,320 sq.ft, and a 1,540 sq.ft Luxe version adds a study. The 3 BHK range covers a 1,690 sq.ft two-toilet Grande, a 1,890 sq.ft three-toilet Luxe, a 2,300 sq.ft home with a study, and a 2,500 sq.ft home with a utility room. Specifications shared by marketing partners mention an earthquake-resistant RCC frame, vitrified tiles in the living areas, laminated wooden flooring in bedrooms, uPVC windows and a modular kitchen provision. Floor plans and the master plan are available on request, and the tower count, floors and total units aren't published yet. Treat these sizes as indicative, and ask whether they're super area or carpet area before you compare prices with other projects.

At ₹13,700 to ₹14,000 per sq ft, Godrej GBC prices in the middle of the current Greater Noida launch field, not at the top and not at the entry tier.

• Entry-tier overlap: Arihant Abode (Sector 10, ₹1.08-1.37 Cr) and Vrinda Heritage Skyward (Sector 1, from ₹1.40 Cr) sit right against GBC's own ₹1.35 Cr starting price, without the industrial-township positioning.
• Mid-tier overlap: CRC Joyous (Techzone 4, ₹1.98-2.24 Cr) and Stellar One (Sector 1, from ₹1.85 Cr) compete directly with GBC's 2 BHK and 2 BHK + Study bands.
• Top-tier overlap: ATS Pious Orchards (Sector 150, ₹3.36-4.55 Cr) and Ace Hanei (Sector 12, ₹3.09-5.65 Cr) overlap with GBC's largest 3 BHK units, at a premium.
• The closest direct match: SKA Destiny One (Sector Zeta I, ₹1.85-3.5 Cr) spans nearly the same price band as GBC end to end. None of these other projects are inside a government-run industrial township. That's GBC's actual point of difference, not the price itself. If the price per sq ft is your deciding factor, several of these are comparable or cheaper. If the township's planned jobs-and-infrastructure thesis is what's drawing you, GBC and few others compete on that specific ground.

The Grand Venice Mall, Omaxe Connaught Place and Ansal Plaza Greater Noida are roughly 15 to 20 minutes away by car.

Corporate and Employment Hubs

The township's own factories sit closest. Beyond them, Surajpur-Kasna Industrial Belt is about 6 km away, EcoTech about 7 km, Knowledge Park II about 9 km and Techzone IT Park about 10 km.

Hotels and Leisure

Radisson Blu is about 9 km away and Jaypee Greens Golf & Spa Resort about 10 km.

Three things are pushing this part of Greater Noida forward. The first is Noida International Airport at Jewar, about 40 km away, which began commercial flights in June 2026. The second is roads and rail. The Eastern Peripheral Expressway runs about 1 km from the township, and the Boraki multi-modal transport hub, around 4 km away, is planned to bring rail, bus and a Noida Metro Aqua Line extension together in one place. The third is jobs, with the DMIC township drawing manufacturers in white goods and electronics. One honest caveat. The Aqua Line extension to Boraki has DPR approval from the UP cabinet but isn't built yet, so for now this is a car-and-cab address. Weigh that against the long-term upside before you book.
