Angel One Founder Buys Entire Juhu Tower for ₹711 Crore, India's Largest Single Residential Deal

Most ultra-luxury deals we've tracked this year involve a single floor, a penthouse, occasionally a full apartment spanning multiple levels. This one is different in scale entirely. Embassy Developments has signed a Memorandum of Understanding to sell an entire residential tower at Embassy Terazza in Juhu to Dinesh Thakkar, Founder, Chairman and Managing Director of Angel One, for a transaction value of approximately ₹711 crore. Not a unit. Not a floor. The whole building.

What's Actually Inside the Tower
The residence comprises an entire G+7 storey structure with a RERA carpet area of 63,000 sq. ft. Located on Juhu Tara Road, widely regarded as one of Mumbai's most coveted addresses and home to leading business families, industrialists and celebrities, Embassy Terazza is an ultra-luxury, low-density development spanning over 2 acres with roughly 50 residences in total, giving the project an estimated Gross Development Value in excess of ₹3,000 crore.
Design features include one residence per floor across the project's five towers, panoramic sea and city views, thoughtfully planned layouts, lush internal gardens, and curated wellness and lifestyle amenities.
The Development Model Worth Knowing
Embassy Developments is building this project under a Development Management model, meaning the company manages design, construction and sales on behalf of the landowner rather than necessarily owning the underlying land outright. That's the same structural approach we've seen gain traction elsewhere this year, Indiabulls used a nearly identical Development Management arrangement for its recent ₹3,700 crore Dwarka Expressway project, letting a developer scale its footprint without deploying balance-sheet capital on land acquisition alone.
Why a Single Buyer Wants an Entire Tower
There's a genuine logic behind buying out a whole building rather than a unit within it. Complete ownership of a tower gives a buyer full control over privacy, security and access in a way no individual unit purchase can match, no shared lobbies, no other residents to coordinate with, effectively a private compound within a shared address. For someone at Thakkar's level of visibility, that kind of total control over a residential environment is arguably worth more than the marginal difference between a large penthouse and an entire structure.
