A Tower With No Visible Cracks, Coming Down Anyway
Here's what makes this story unusual. The 18-storey tower in question shows no signs of distress. No visible cracks, no structural warning signs anyone could point to from the outside. And yet SNN Raj Corp, the developer, has voluntarily approached RERA and the civic authority for permission to demolish and rebuild it entirely, after the building developed a noticeable tilt. Sometimes the scariest problems are the ones you genuinely can't see coming.
How a Building Ends Up Leaning
The developer traces the fault back to a geotechnical investigation report prepared by an external soil testing agency. Anuj Sanjay Jain, the company's Director of Operations, explained it plainly: the agency interchanged borehole readings, so what the report described as hard rock was actually loose plastic soil. Structural designers built the foundation trusting that original report. The building settled unevenly as a result. A second agency, brought in later, caught the discrepancy.
The numbers here are large. The project holds 972 apartments, and 822 of those had already been handed over to families before this came to light. Demolition will use diamond wire-cutting technology, the same controlled method used on Noida's Twin Towers, expected to take five to six months, with reconstruction running around 18 months after that. Jain says the entire cost sits with the developer, zero financial burden on existing homebuyers.
Why Brochures Don't Tell You Enough
Structural engineer Abhay Gupta, Director at Skeleton Consultants, made a point worth sitting with: most buyers evaluate a project on location, amenities, floor plans and price, and barely think about the engineering underneath any of it. He argues buyers should be asking for structural drawings, geotechnical reports, electrical and services drawings, and construction quality inspection records before they take possession, not after. A home is meant to last decades. That information shouldn't stay locked away.
Gupta also flagged something that's easy to miss: launch advertisements proudly name the architect. They almost never name the structural engineer or the soil consultant, the two professionals whose work actually determines whether a building stands straight.
A Regulatory Gap Worth Closing
Some states are already ahead here. Haryana requires geotechnical consultant certification as part of the Occupancy Certificate process. Mumbai has similar rules. Karnataka doesn't, and neither do most states. Gupta thinks RERA should mandate disclosure of construction quality records and structural audits alongside the quarterly progress updates developers already file. Right now, that gap exists everywhere, including in cities where high-rise construction is accelerating fastest.
There's also a location angle worth knowing. Mahesh BR, who tracks Karnataka's infrastructure projects, flagged Bellandur, Varthur, Gunjur and Sarjapur specifically, all areas with large stretches of reclaimed lakebed and wetland, as zones where fresh geotechnical evaluations should arguably be mandatory before any new apartment construction goes ahead.
What This Means Beyond Bengaluru
