ASK Property Fund, the real estate investment arm of the Blackstone-backed ASK Asset & Wealth Management Group, has committed ₹300 crore to two residential projects in Ghaziabad. The fund said in a statement issued Thursday that Vasundhara and Indirapuram, the two micro-markets involved, stand out for their existing social infrastructure, proximity to employment hubs across Ghaziabad, Noida and Delhi, and improving connectivity.
The capital splits across two developers. BRV Group is getting backing for a 4.7-acre development in Vasundhara, while NCR-based KW Group's 1.5-acre Indirapuram project is the second recipient. Neither the exact split of the ₹300 crore between the two projects nor the specific instrument, equity, structured debt or a hybrid, was disclosed in the fund's statement, so treat those specifics as unconfirmed until ASK or the developers release further detail.
ASK Property Fund focuses on private equity investments in what it calls the self-liquidating residential segment, meaning projects expected to sell through and return capital within a defined cycle rather than long-hold plays. Vasundhara and Indirapuram fit that profile as established, already-lived-in catchments rather than speculative greenfield bets, which lines up with the fund's stated preference for lower-risk, faster-turnaround residential deals over untested corridors.
This isn't an isolated bet on Ghaziabad. ASK Property Fund committed to a ₹500-crore plotted-housing platform in Faridabad in early August, anchored by a ₹125-crore initial investment, and the fund has flagged infrastructure like the Faridabad-Noida-Ghaziabad Expressway and the upcoming Noida International Airport as reasons it expects NCR's outer corridors to keep drawing residential demand. Taken together with this Ghaziabad commitment, the pattern points to ASK deliberately building exposure across NCR's second-tier, more affordable corridors rather than concentrating only on Gurugram or central Noida.
ASK PIA has raised roughly ₹10,000 crore since 2009 from family offices, ultra-high-net-worth individuals, high-net-worth individuals and institutions, and the wider Blackstone-backed ASK Asset & Wealth Management Group managed assets of over ₹85,000 crore as of July 31, 2026. Earlier this year the fund also launched a separate ₹3,500-crore debt fund targeting mid-segment housing across six major Indian cities, so this Ghaziabad deal is a relatively small piece of a much larger institutional platform actively deploying into Indian residential real estate right now.

An institutional fund the size of ASK putting capital behind a project in the same micro-market doesn't prove that price trajectory will continue, but it is a reasonable signal that professional investors are underwriting the same growth story retail buyers have been reacting to.
