A Government Auction Turns Into a ₹1,300 Crore Bet
Trehan IRIS has picked up 5.08 acres in Sector 80, Gurugram, through a government auction for nearly ₹200 crore, and it isn't sitting on the land quietly. The Gurugram-based developer is putting close to ₹1,300 crore into building a luxury residential project there, called Omara, comprising 300 apartments. Apartment pricing is set between ₹7.5 crore and ₹9 crore, placing it squarely in the segment of Gurugram's market that's kept climbing even as broader housing sentiment has cooled elsewhere.
Construction Starts Next Month, Delivery in Four to Five Years
Aman Trehan, the company's Executive Director, told reporters construction work begins next month, with delivery expected over a four to five-year window. He was candid about the pricing backdrop too, acknowledging Gurugram's luxury segment has seen a sharp jump in prices since the pandemic, but said demand has stayed steady regardless. That's a notable admission from a developer actively launching into that same pricing environment, betting buyers will keep paying rather than balking at the climb.
A Different Pitch Than Just Square Footage
Abhishek Trehan, also Executive Director at Trehan IRIS, framed the project around a shift he sees happening across luxury housing generally: buyers, in his words, "are no longer paying only for what a home contains; they are paying for what it does for them, and that is measurable in energy, time and health." That's a wellness-first positioning, leaning into the same broader trend we've seen across several other Sector 150 and Gurugram launches recently, low-density layouts, better light and ventilation, and amenities built around daily wellbeing rather than just a longer feature list.
A Developer With Deep NCR Roots
Trehan IRIS isn't a new name testing the Gurugram market for the first time. The company has developed residential, commercial and mixed-use projects across Delhi-NCR for years, and this latest acquisition adds to that footprint with a project priced firmly at the top end of what Gurugram's luxury buyers are willing to pay.
What This Means for Anyone Watching Gurugram's Luxury Segment
A ₹1,300 crore investment on a plot acquired through a transparent government auction is a genuinely useful confidence signal, developers don't commit capital at this scale into a segment they think is topping out. At Hommea, we'd tell anyone comparing options in this bracket to weigh Omara's eventual positioning against how our current Gurugram listings are already performing in the market, since new luxury supply landing at this price point tends to shift buyer expectations across the wider segment, not just around the new project itself.
