As Gurugram Prices Climb, Builders Are Placing Bigger Bets on Faridabad, Sonipat and Panipat
As Gurugram's office and housing prices keep climbing, developers are pouring capital into Faridabad, Sonipat, Panipat, Sohna and other Haryana cities, reshaping the state's next growth map.

The Squeeze Behind the Shift
Gurugram just crossed 100 million sq. ft. of office stock, cementing its place as North India's largest office market, having leased 40 million sq. ft. and added 21 million sq. ft. of new supply between 2021 and Q1 2026, according to CBRE. That's a genuine milestone. It's also part of why land in Gurugram is getting harder to find and pricier to build on. When a city's commercial base matures this fast, residential land absorbs the pressure right alongside it. Developers, unsurprisingly, are looking elsewhere.
Faridabad Steps Into the Spotlight
Faridabad, Haryana's most populous city and its industrial capital, is picking up momentum on the back of NH-19 and NH-48 connectivity, plus an expected lift from the upcoming Noida International Airport at Jewar and a planned 190-acre aero and entertainment-led commercial district, per CBRE Research. The money's already moving. Bhumika Realty has committed roughly Rs 7 billion to a mixed-use project, while BPTP is putting in around Rs 11 billion for a luxury housing project in Sector 80, set to launch in 2026.
Sonipat and Panipat Are Building Something Different
Sonipat is leaning into a genuinely distinct identity, an education and logistics hub, backed by the Delhi Peripheral Expressway and Western Peripheral Expressway, with Ashoka University, O.P. Jindal Global University and the National Institute of Food Technology Entrepreneurship and Management anchoring its appeal. Godrej Properties acquired 50 acres here. Hero Realty launched its flagship plotted project. NeoLiv teamed up with Royal Green Realty on a 20-acre housing development in Kundli.
Panipat, long known simply as India's textile hub, is quietly becoming something else too. M3M India picked up 333 acres for a township back in 2022. DLF entered with a 10-acre plotted development. Godrej Properties acquired 43 acres. Trident Realty launched a 125-acre integrated township this year. That's four major developers, four different bets, all landing in the same city within a few years of each other.
Sohna and Manesar Are Cashing In on Proximity
Sohna doesn't need to build a new identity, it already has the Delhi-Mumbai Expressway and its closeness to Gurugram working in its favour, and it's become a real draw for second homes and premium housing. Signature Global expanded here with a 33.47-acre acquisition, and Central Park's Selene Tower reportedly sold 85% of its units at launch, a strong signal of genuine buyer appetite, not just developer optimism.
Manesar is playing a similar hand from its industrial roots, backed by NH-48, the Western Peripheral Expressway and the Dwarka Expressway. Signature Global is building a 129-acre township here too, while M3M India is putting close to Rs 74 billion into a 150-acre township, with plans already on the table to stretch it to 200 acres.
The Smaller Names Worth Watching
A few cities further down the list are worth a mention too. Bahadurgarh is gaining ground on the Urban Extension Road-II and NH-9, with Royal Green Realty developing 42 acres and RPS Group announcing a 19.8-acre plotted project. Panchkula has pulled in Trident Realty for a Rs 30 billion, 200-acre township. And Kurukshetra, better known for its cultural history than its real estate, now has Godrej Properties holding 62 acres for a plotted residential project there.
What This Means for Buyers Weighing Their Options
At Hommea, this spread of developer activity is worth watching less as a Gurugram replacement story and more as evidence that Haryana's growth corridor is genuinely widening. Gurugram itself, home to projects like Godrej Samaris, still commands the strongest fundamentals in the state. But for buyers priced out or simply looking for more room to grow, these emerging cities are where the state's biggest developers are quietly placing their next bets, and that's usually worth paying attention to before prices catch up too.
