NCR's 3BHK Preference Hits 53% as Gurugram's Growth Corridors Pull Ahead

53% of Delhi-NCR homebuyers now prefer 3BHK homes, among India's highest rates, with Gurugram's growth corridors absorbing much of that shift, according to ANAROCK's H1 2026 survey findings.

53% of NCR Buyers Now Prefer 3BHKs, the Second-Highest Rate in India

ANAROCK's Consumer Sentiment Survey for H1 2026, which polled 8,320 respondents aged 23-77 across 14 cities, found that 48% of homebuyers nationally now prefer 3BHK homes, the single most sought-after configuration. Delhi-NCR came in even higher at 53%, tied with Chennai for the second-highest rate in the country behind Ahmedabad's 57%. Preference for 4BHK-and-larger homes has also climbed to nearly 5%, up from around 3% in H1 2024, while 2BHKs held the second spot nationally at 38%.

Four Corridors Are Absorbing the Shift

Within NCR, the survey points to Gurugram's Dwarka Expressway, Southern Peripheral Road, Sohna Road and New Gurugram as the corridors seeing the strongest pull toward larger, amenity-heavy homes, aided by improving connectivity and new infrastructure. Developers active in these belts are already adjusting their product mix: Whiteland Corporation's Sudeep Bhatt said the company's shift toward larger 4BHK configurations at its Westin Residences project reflects this changing buyer preference.

Budgets Are Moving With the Floor Plans

The ₹90 lakh-₹1.5 crore bracket is now the single most preferred budget range at 34% of respondents, followed by 27% looking above ₹1.5 crore. Preference for homes under ₹45 lakh has fallen sharply over recent survey cycles, tracking the same upward drift toward bigger, pricier configurations across NCR and most other major markets.

This Is End-User Demand, Not Investor Speculation

Sixty-eight percent of respondents said they were buying for self-use rather than investment, a split ANAROCK chairman Anuj Puri says reflects preference for larger homes visible across most major markets, though its intensity varies by city. MRG Group's Rajjath Goel linked the pattern directly to changing lifestyle aspirations rather than pure investment logic behind the shift toward bigger floor plans.

Rising Prices Aren't Killing Intent, They're Redirecting It

Sixty-five percent of respondents expressed at least moderate concern about the current price surge, yet 44% still intend to proceed with planned purchases and only 18% said they may postpone indefinitely or cancel. Rather than abandoning purchase plans, price-sensitive buyers are increasingly shifting toward peripheral locations, delaying timing, or renting temporarily instead, the survey found. New-launch projects are also gaining share over ready-to-move homes, with the ready-to-new ratio moving to 18:34 from 30:25 in H1 2022, and developer reputation now the leading factor in project selection at 34%.
