YEIDA Launches 19 School and Corporate Office Plots Near Jewar Airport

What's Actually on Offer

The Yamuna Expressway Industrial Development Authority opened applications on September 16 for 19 new plots split across two categories: 10 for senior secondary schools and 9 for corporate offices. Both categories sit in sectors surrounding Noida International Airport at Jewar, and both will be allotted through e-auction rather than a lottery or fixed-price sale.

The School Plots, By the Numbers

The 10 school plots are spread across Sectors 17, 18, 20 and 22E, ranging from 8,000 to 14,100 square metres depending on location. Reserve prices run from roughly ₹14.22 crore to ₹23.41 crore per plot, with the exact figure depending on size and preferential location charges. YEIDA's own brochure frames these as senior secondary school plots specifically, a distinct category from the nursery and creche plots the authority has allotted separately in the past.

The Corporate Office Plots

The 9 corporate office plots are more uniform, each sized at 1,000 square metres and located in Sector 22E. Reserve prices for these run ₹5.44-5.98 crore per plot. According to YEIDA OSD Shailendra Bhatia, these are aimed squarely at organisations looking to establish a genuine business presence in the corridor rather than speculative land holding.

Key Dates to Know

Applications remain open through October 16 at 5 p.m. for both categories. From there, YEIDA has scheduled separate e-auction dates: school plots go under the hammer on November 20, and corporate office plots follow on November 23. Successful bidders move into the authority's standard allotment process after that, which includes construction deadlines and, for school operators specifically, recognition and affiliation requirements.

Why Schools and Corporate Offices, Specifically, Near This Airport

The pairing isn't incidental. Schools tend to follow family settlement, giving new residential sectors the social infrastructure that makes them genuinely livable rather than just built. Corporate offices do the reverse, bringing steady employment and daily economic activity into sectors that would otherwise sit as pure residential zones with nothing to anchor local demand. Together, they're the kind of infrastructure that determines whether a newly developing corridor actually functions as a neighbourhood or stays a collection of under-occupied buildings for years after possession.

Know This If You’re Evaluating the Corridor

Airport proximity has been the headline pitch for Yamuna Expressway real estate for a while now, but proximity alone doesn't guarantee day-to-day livability. A school operator bidding here still needs to assess actual nearby housing occupancy and realistic enrollment projections, not just the airport's presence, and a business needs a reliable commute and dependable utilities regardless of how close the runway sits. If these 19 plots do get built out on schedule, they're a genuine, concrete step toward the kind of social and commercial infrastructure this corridor has been promising for years rather than just another land parcel changing hands.
