That's what happened when the Ghaziabad Development Authority launched its Madhuban Bapudham scheme in May, and it wasn't a one-off surge of interest in one township, it's part of a pattern playing out across NCR right now.
This Isn't the Only Scheme Getting Buried in Demand
YEIDA's residential plot scheme near the Jewar airport corridor, covered in detail in our earlier reporting, told a similar story earlier this year, 973 plots drew more than 1.1 lakh applications, an oversubscription ratio north of 113:1. Two separate authorities, two separate corridors, and both landed in almost exactly the same territory, well over 100 applicants for every available plot.
The Detail That Actually Explains Why This Is Happening Now
Here's the part worth sitting with: Madhuban Bapudham wasn't GDA's first plot scheme this year either. It followed the Nandgram scheme in Rajnagar Extension back in February, GDA's first major residential plot launch in roughly 14 years. For over a decade, NCR authorities had largely stepped away from plotted development, defaulting to group housing and flats instead. That gap is exactly why demand landed this hard the moment plots came back on offer, an entire generation of NCR buyers had effectively never had a real shot at buying government-allotted freehold land, and the appetite had been building quietly the whole time.

What the Location Advantage Adds to the Story
Connectivity is doing real work here too. Madhuban Bapudham sits roughly 1.5 km from the Duhai RRTS station, giving future residents genuine rapid-transit access to Delhi and Meerut, while the YEIDA scheme sat inside the Jewar airport growth corridor. Both are exactly the kind of locations where infrastructure has already caught up with the land, not areas where buyers are betting on connectivity that may or may not materialise.
A Pattern Worth Watching Going Forward
Given how consistently this oversubscription pattern has repeated across two authorities and three separate schemes this year, it's a fair bet more NCR authorities follow with similar plot launches before the year is out, and each one is likely to see comparable demand until supply genuinely catches up.
