Two Corridors, Two Different Winning Arguments
Delhi-NCR's premium housing market isn't slowing down so much as narrowing its focus. According to Savills India's Delhi-NCR Residential Market Watch for H1 2026, two infrastructure-led corridors are pulling away from the rest of the region: Dwarka Expressway in Gurugram and the Noida-Greater Noida Expressway. The two aren't competing on the same metric, though. Dwarka Expressway is winning on what's already built, while the Noida-Greater Noida stretch is winning on what's still coming out of the ground.
Dwarka Expressway's Case: Real Rents, Real Now
The numbers here are hard to argue with. Capital values of completed properties on Dwarka Expressway rose 6% year-on-year in H1 2026, triple Gurugram's citywide average of 2%. Plot values on the corridor climbed 16%, the strongest showing among all Gurugram micromarkets on that metric. Rents moved even faster, up 22% year-on-year, well ahead of Golf Course Road's 11%, New Gurugram's 3%, and the roughly 2% posted across Golf Course Extension Road and Southern Peripheral Road combined. Savills attributes the rental surge to steadily improving connectivity and social infrastructure drawing in corporate professionals and expatriates. It shows up in supply too. Gurugram's luxury launches fell 28% year-on-year to 4,549 units in H1 2026 from 6,350 a year earlier, yet nearly 70% of what did launch was concentrated on GCER, SPR and Dwarka Expressway, which tells you where developers themselves are betting.
Noida's Expressway Corridor Bets on What's Next
The Noida-Greater Noida Expressway tells an almost inverse story. Completed-property values across Noida overall actually fell 2% year-on-year, but the expressway corridor bucked that trend with a 3% gain, making it the city's most resilient stretch on that measure. The bigger number sits in under-construction housing, where corridor values jumped 28% year-on-year against a Noida-wide average of 15%, well ahead of Sector 150's 13% and the roughly 4% posted elsewhere in the city. Savills links part of that momentum to improved buyer confidence following regulatory clarity on Sports City sectors. The corridor also absorbed 73% of Noida's luxury launches in H1 2026, even as total launches across the city fell by a third, to 400 units from 600, suggesting developers are concentrating supply where demand is proven rather than spreading it thin.
A Third Name in the Conversation, With a Caveat
Some NCR brokerages are also pitching Yamuna Expressway itself, further along the same road past Greater Noida, as an aggressive growth play tied to the under-construction Jewar airport, the proposed Film City and the Delhi-Mumbai Industrial Corridor. Worth flagging plainly: that pitch, including projected returns as high as 80 to 150% over three to five years, comes from a real estate brokerage's own promotional content built around plots it sells, not from an independent research house like Savills, and those return figures haven't been independently verified here.
What's Actually Driving the Split
Both winning corridors share a common thread: connectivity catalysts that are either newly delivered or clearly on the calendar. For Noida, that includes the Aqua Line metro extension, the FNG Expressway and a proposed Ghaziabad-Jewar RRTS link. For Dwarka Expressway, it's the elevated corridor itself finally being fully operational after years of construction, plus deepening social infrastructure around it. Savills expects Delhi-NCR's luxury segment to hold steady through the second half of 2026, with buyers continuing to prioritise connectivity, larger layouts, premium amenities and, increasingly, developers with a track record of delivering on time.
