Two Numbers That Look Like They Disagree

India's residential real estate prices rose 6% year-on-year in Q1 FY27, according to a Kotak Institutional Equities report cited by ANI, with growth led by New Delhi, Noida, Chennai, Greater Noida and Bengaluru, even as transaction volumes and new supply moderated over the same period. That combination isn't a contradiction once you understand what's driving each number separately.

Why Prices and Volume Can Move in Opposite Directions

Falling sales volume typically signals weaker demand, so rising prices alongside it looks odd until you consider the supply side. Fewer new launches this quarter means fewer new, often lower-priced units entering the market to pull the average down. If the units that do sell skew toward existing, established, higher-value projects rather than fresh entry-level launches, the average price per transaction rises even while total transaction count falls, a supply-composition effect, not necessarily demand strength.

The Structural Argument From Someone Actually Selling

Manik Malik, President and CEO of BPTP Limited, said the sustained appreciation across key markets reflects a structural shift rather than a cyclical upswing. A cyclical upswing implies prices could correct back down once the cycle turns; a structural shift implies the underlying drivers, employment growth, infrastructure completion, genuine end-user demand, are more permanent.

Why Gurugram and Noida Specifically Are Leading

Both cities showing up at the top of this list isn't a coincidence given what we've already tracked through the year. Gurugram's premium segment has been running hot enough to produce a record ₹271 crore penthouse sale, and Noida's Sector 150 corridor alone has posted appreciation up to 128% since 2021 according to earlier ANAROCK data.

Reading Gurugram and Noida as Two Different Stories

Our take at Hommea is that this data confirms something we've been saying across several pieces this year, NCR isn't experiencing one uniform boom, it's two distinct corridors compounding for two different reasons. Gurugram's growth is being pulled by luxury and GCC-driven demand, Noida's by expressway connectivity and airport-linked speculation. Treating "NCR prices are up 6%" as a single story misses which of those two engines is actually relevant to whatever you're evaluating.
