Actor Manoj Bajpayee has acquired roughly 4.45 acres of agricultural land in Tailbail village, Mulshi taluka, Pune district, for ₹1.37 crore, according to property registration documents accessed by CRE Matrix. The transaction, jointly carried out with his wife Shabana Raza Bajpayee, was registered on August 25, 2026, with the couple paying stamp duty of roughly ₹6.87 lakh. The seller was listed as Vimalchand Khimraj Jain, and the deal works out to approximately ₹30.9 lakh per acre.

What makes this transaction worth noting isn't the size, it's the location. Mulshi has been steadily building a reputation as a specific celebrity land-buying destination outside Mumbai, and Bajpayee's purchase follows a much larger one earlier this year: actor Ranbir Kapoor acquired four adjoining land parcels spanning about 25.7 acres in Pimpri village, also within Mulshi taluka, for a combined ₹16.42 crore in April.
Two high-profile Bollywood land purchases in the same taluka within a few months of each other is a genuine pattern, not a coincidence, and it says something about where actors are increasingly looking when they want land rather than another Mumbai apartment.
Mulshi's appeal traces to a specific combination of factors: proximity to both Mumbai and Pune, the scenic backdrop of the Mulshi Dam, and genuinely low density compared to anywhere within either city's core. That combination has made it a magnet for agricultural plots, second homes, and weekend retreats, appealing to buyers who want space and privacy without giving up reasonable access to two major metros. For celebrities specifically, large land parcels in belts like this also offer something Mumbai's dense residential market structurally can't, the ability to build something entirely custom rather than buying into an existing tower.

This isn't Bajpayee's first appearance in property registration data either. In August 2024, he and his wife sold their 1,247 sq ft apartment in Mumbai's Mahalaxmi, inside the Minerva residential tower, for ₹9 crore, having purchased it in 2013 for ₹6.40 crore. He's also held commercial units off Veera Desai Road, registered in 2023, paying ₹1.86 crore in stamp duty on that transaction, putting him alongside other Bollywood commercial property investors like Amitabh Bachchan, Kajol, and Ajay Devgn.
