The same core message, real estate is moving from "asset creation to value creation," appeared in near-identical wording across Mid-Day, Deccan Herald and a sponsored ThePrint feature within roughly two months, suggesting a coordinated brand campaign rather than three outlets independently arriving at the same conclusion.

The Core Argument Orris Is Making

Vishal Sabharwal, Head of Sales at Orris Group, told ThePrint's BrandIt section, "Real estate is undergoing a fundamental shift from asset creation to value creation. The defining factor for future developments will be their ability to offer holistic living experiences supported by strong infrastructure and customer-centric planning." The pitch positions Orris as a developer that's diversified well beyond residential towers, into retail, hospitality, workspaces, entertainment and what it calls "estate developments," betting that buyers increasingly want an integrated environment, not just four walls and a location.

Why This Framing Isn't Entirely Without Basis

To be fair to the underlying argument, even stripped of the marketing language, it tracks with something genuinely observable across NCR right now. We've covered the same pattern extensively this year through actual project data, DLF, Sobha, M3M and Oberoi all building large, amenity-dense townships on Golf Course Extension Road rather than standalone towers, and the broader mega-township trend, ₹54,818 crore worth of township land acquired nationally in 2025 alone. Orris is essentially describing a real shift happening across the industry, just doing so through its own company's promotional lens rather than independent data.

What's Actually Backing the Claim, and What Isn't

Where this gets thinner is specifics. The coverage repeatedly cites Orris's presence across "residential, retail, hospitality, workspaces, entertainment, and estate developments" and points to Dwarka Expressway and metro expansion as infrastructure tailwinds, but doesn't name specific completed projects, revenue figures, or independently verifiable performance data to back the "value creation" claim. That's typical of brand-positioning content, it's built to shape perception ahead of upcoming launches, not to report a verified market shift.

What This Means for Buyers Evaluating Experience-Led Projects

When a developer leans this heavily on lifestyle and experience messaging, it's worth treating that framing as marketing first and substance second, checking a project's actual delivered amenities against what was promised at launch matters more than any positioning statement. Given how much of this messaging leans on Dwarka Expressway's growth story, a corridor we've already tracked closely through real construction and land-deal data, comparing Orris's claims against what's verifiably happening on that same corridor is a more reliable way to judge the pitch than taking the branded copy at face value.
