UP-RERA Clears 10 New Projects Worth ₹1,412 Crore, Ghaziabad Tops Investment, Gautam Buddh Nagar Leads on Units
UP-RERA approved 10 new projects worth ₹1,412.55 crore across five districts, with Ghaziabad leading investment value and Gautam Buddh Nagar recording the most approved units.

Ten Projects, Five Districts, One Regulatory Meeting
Uttar Pradesh's real estate regulator cleared 10 new projects worth approximately ₹1,412.55 crore during its 207th meeting, chaired by UP-RERA Chairman Sanjay Bhoosreddy. Between them, these approvals will add 1,632 residential and commercial units across Ghaziabad, Gautam Buddh Nagar, Lucknow, Gorakhpur and Moradabad, a genuinely wide geographic spread for a single round of clearances.
Ghaziabad Pulls in the Biggest Cheque, Gautam Buddh Nagar Wins on Volume
The two districts at the top of this list are leading in different ways, and that split is worth understanding rather than glossing over. Ghaziabad emerged as the biggest investment destination, just two projects, one residential and one commercial, carrying a combined investment of nearly ₹957.20 crore and creating 625 units between them. That's more than two-thirds of this round's total investment value concentrated in a single district with only two approvals.
Gautam Buddh Nagar, home to Noida and Greater Noida, took a different path to prominence. Three commercial projects worth ₹281.64 crore were cleared there, adding 680 commercial units, the highest unit count of any district in this batch, even though its total investment value trailed Ghaziabad by a wide margin. The pattern says something specific about the district's current focus, this round's Gautam Buddh Nagar approvals lean entirely commercial, reinforcing the district's position as a business and commercial hub rather than adding fresh residential stock this time around.
The Smaller Districts Getting a Look-In Too
Lucknow picked up three projects, two residential and one commercial, worth ₹26.57 crore and 215 units. Gorakhpur received a single mixed-use project worth ₹144.09 crore, comprising 69 units, a meaningful investment for a district that doesn't typically feature in NCR-focused real estate coverage. Moradabad rounded out the list with one residential project worth ₹3.05 crore, adding 43 housing units.
Why UP-RERA Is Framing This as More Than Just Approvals
Bhoosreddy tied the announcement to the regulator's broader push on transparency and accountability, noting that faster approvals paired with effective project monitoring are helping build a more reliable environment for both developers and homebuyers. UP-RERA also flagged the knock-on economic effect these approvals typically carry, construction materials, transportation, engineering services and related industries all tend to see a demand bump once projects like these move from approval into active construction.
What This Means for Noida and Greater Noida Buyers
Given that Gautam Buddh Nagar's share of this round was entirely commercial, Hommea would point out that residential buyers specifically focused on Noida shouldn't read this batch as new housing supply, the district's momentum here is squarely a commercial story this time. Still worth keeping an eye on what's currently available in Noida, since a district pulling in this much fresh commercial investment tends to support residential demand nearby over time, even when the approvals themselves aren't residential.
