DDA is opening bookings for 1,287 more discounted Narela flats on August 28, just weeks after a similar scheme sold out its 1-BHK units on day one.

DDA is opening bookings on August 28 for 1,287 HIG and MIG flats across Sector A1-A4, Pocket 3 and Pocket 4 in Narela, under its Nagrik Awas Yojana, with a flat 25% discount and first-come-first-served allotment. This follows directly on the heels of the Karmajeevi Awaas Yojana, a separate scheme that opened bookings on 1,218 flats in Pocket-11 back on August 15, and sold out its 1-BHK units entirely on day one while moving more than half the total inventory within 24 hours.

This new round skips 1-BHK units entirely. It's HIG and MIG flats only, priced considerably higher than the Karmajeevi scheme's starting point of ₹33.40 lakh for a 1-BHK. After the 25% discount, Pocket 3 offers 230 HIG flats around ₹1 crore and 386 MIG flats at ₹73.02 lakh, while Pocket 4 has 267 HIG flats at ₹96.86 lakh and 404 MIG flats at ₹73.71 lakh. If the smaller, cheaper units in the earlier scheme genuinely sold out on demand while these larger categories are now getting their own dedicated discount push, that's a fairly direct signal about where DDA's actual inventory pressure sits, not at the entry-level end, but in the mid-to-higher segments.
DDA's own Q1 FY27 numbers give useful context here. The authority sold 1,284 flats for ₹1,020 crore in the April-June quarter, more than double the ₹462 crore from the same quarter a year earlier, with Narela specifically credited as the demand driver. Layering a second major discount scheme on top of that within weeks suggests DDA is trying to convert a hot quarter into sustained momentum, though the HIG/MIG-only composition of this specific round is worth watching for what it implies about which price bands are lagging.
Bookings open at noon on August 28 on a strict first-come, first-served basis, and given how quickly the previous scheme's cheaper units disappeared, timing your application matters. It's worth independently verifying construction status and possession readiness for your specific pocket rather than assuming uniform quality across all four sub-pockets in Narela.
We'd read this less as a fresh housing push and more as DDA testing whether its Karmajeevi momentum was a genuine demand signal or just entry-level buyers chasing the cheapest units available. If HIG and MIG stock move at a similar pace this time, that confirms real appetite across price bands in Narela specifically, not just for whichever flat happens to be cheapest that week.
If it moves noticeably slower, that's a more honest read on where actual affordability limits sit in this corridor right now, and worth remembering the next time a discount headline gets announced.
