Sold Out in Hours: DDA's New Karmajeevi Scheme Moves Half Its 1,218 Flats on Day One
DDA's newly launched Karmajeevi Awaas Yojana 2026 sold over 50% of its 1,218 Narela flats on day one, with 1-BHK units selling out within hours, extending Narela's run as Delhi's hottest housing story this year.

A Launch Timed to the Day
The Delhi Development Authority chose Independence Day for something more than symbolism. The Karmajeevi Awaas Yojana 2026 opened bookings on August 16, a day after its official launch, and by the end of day one, more than half the flats on offer were already gone. Out of 1,218 ready-to-move units, 661 were booked within hours, DDA said in a statement carried by IANS. The 1-BHK category didn't just sell well, it sold out completely.
What's Actually Different About This Scheme
This isn't a repeat of the Karmayogi Awaas Yojana that DDA launched back in December 2025. That earlier scheme, exclusively for government employees, offered 1,168 flats in Pocket-9 of the same Narela sector. Karmajeevi widens the net considerably, eligibility now extends beyond government and PSU staff to self-employed and salaried professionals, doctors, lawyers, chartered accountants, company secretaries, architects, engineers, scientists, teachers and corporate professionals among them, according to details published on the government schemes portal covering the launch. That's a meaningfully bigger buyer pool chasing the same 25% flat discount and first-come-first-serve booking model that made the earlier scheme popular.
The Numbers Buyers Are Actually Working With
The flats sit in Pocket-11, Sector A1-A4, Narela, split across 384 1-BHK, 432 2-BHK and 408 3-BHK units. Post-discount pricing starts at Rs 33.40 lakh for a 1-BHK, Rs 75.55 lakh for a 2-BHK, and Rs 1.065 crore for a 3-BHK. DDA framed the response as validation of its broader housing push, noting in its statement that the demand "reflects growing demand for DDA housing in Narela and the confidence of homebuyers in DDA's affordable, ready-to-move housing initiatives."
Why 1-BHK Sold Out First
The pattern here tracks closely with what's already showing up across NCR's other government plot and housing schemes this year. DDA itself noted the overwhelming 1-BHK response "highlights the strong preference for affordable housing among homebuyers and working professionals," a detail worth taking seriously given how many first-time buyers and single working professionals are priced out of anything comparable in the private market at this budget level.
Narela's Momentum Keeps Compounding
This launch adds another data point to a trend genuinely worth tracking closely at this point, DDA's own earlier housing sales data this year already showed Narela accounting for close to 90% of the authority's total flats sold in Q1 FY27, and this scheme's day-one performance suggests that momentum hasn't slowed since. A launch that sells half its inventory in a single day, with an entire category gone within hours, tells a story worth sitting with regardless of whether you're eligible for this specific scheme. Government-backed affordable housing in NCR is currently seeing demand that private developers simply aren't matching at comparable price points, and this is exactly the kind of signal worth factoring in if you're comparing a government scheme against private inventory in the same budget range, price alone doesn't explain this level of urgency, certainty of title and ready-to-move status are doing real work here too.
