A 7.3% Gap Opens Up Between Borivali's Two Halves

Borivali East and West have long been treated as a single micro-market, but government registration data tracked by 99acres shows the two sides splitting apart this year. East-side flats now average ₹32,150 per sq.ft, up 7.3% over the past year, while West-side flats average ₹30,650 per sq.ft, down 0.2% over the same period. Both sides have moved together over the longer term, up 25.3% and 22.6% respectively over five years, so this is a recent divergence, not a structural gap.

Lodha Altus Is Doing the Heavy Lifting on the West Side

Even with West-side averages sliding, one project bucked the trend entirely: Lodha Altus posted 13.5% growth over the past year, the fastest of any listed society in Borivali West, and is priced well above the locality average at ₹40,000 per sq.ft. That points to a market where premium new supply is holding up even as the broader West-side average softens, likely dragged down by older, lower-priced stock.

The Citywide Backdrop: Mumbai's Best April in 14 Years

This local divergence sits inside a strong citywide picture. Mumbai recorded over 13,800 property registrations in April 2026, a 14-year high for the month and a 6% year-on-year increase, with stamp duty collections crossing ₹1,100 crore, per data cited by Square Yards. Borivali's own price movement should be read against that backdrop of sustained, broad-based demand rather than as an isolated local story.
