61% of NCR's New Supply Is Now Priced Above ₹1.5 Crore

Luxury housing kept gaining ground across NCR in the second quarter of 2026, with homes priced above ₹1.5 crore accounting for 61% of new residential supply, according to ANAROCK Research. Noida is emerging as a key contributor to that shift, helped by expansion along the Noida-Greater Noida Expressway, growing commercial activity, and improving social infrastructure across the city's southern sectors.

A Sports-Led Identity Sets Sector 150 Apart

Sector 150 sits at Noida's southern edge, close to the Noida-Greater Noida Expressway and within reach of the wider Yamuna Expressway belt. Unlike Noida's older, denser sectors, it was planned around sport and open space, with wide roads and green cover that give it a lower-density feel. That planning-led identity, rather than infrastructure promises alone, is what's drawing buyers who are weighing lifestyle and surroundings as much as square footage.

What Developers Say Is Driving the Interest

Prateek Group MD Prateek Tiwari said Sector 150 appeals to buyers seeking a sense of balance that's hard to find in a densely built city. Rise Infraventures VP Mohit Gawri said investors are looking past broad infrastructure promises to locations with a durable residential proposition already visible on the ground, pointing to Sector 150's sports-led planning and relatively limited premium supply as reasons it can sustain buyer interest as Noida matures further.
