20 Million Sq Ft, 50,000 Families: Prateek Group's Two-Decade Run in Noida's Housing Market
Prateek Group, credited with Noida's first ultra-luxury project, continues to shape the city's premium housing story through developments like Prateek Canary.

Before Luxury Was a Category, Prateek Was Already Building It
There's a version of Noida's real estate story that starts well before "luxury" became a marketing word every developer reached for. Prateek Group was one of the first names in the city to actually build an ultra-luxury project when the category barely existed here, at a time when Noida's residential identity was still mostly defined by mid-segment housing. That early positioning matters more than it might seem. It's one thing to launch a premium project once the market has already proven there's appetite for it. It's another to build the case for that appetite in the first place.
Two Decades Later, the Same Instinct Is Still Working
Over more than 20 years, Prateek Group has delivered upward of 20 million sq. ft. across NCR and housed over 50,000 families, a track record that includes handing over more than 4,500 homes during the disruption of the Covid years, when plenty of better-funded projects across the country simply stalled. Forbes India named the Group among the country's Most Promising Brands, recognition that tends to follow consistency rather than any single flashy launch.
Prateek Canary Is Where That Instinct Shows Up Clearest Right Now
If there's one current project that captures how Prateek Group approaches luxury, it's Prateek Canary in Sector 150. Spread across 12.55 acres with just 664 units, the math works out to roughly 53 apartments per acre, deliberately low for a city where density usually wins over space. The project sits on the Noida-Greater Noida Expressway with Sector 148 metro station and DND Flyway within reach, golf course-facing views for several units, and construction currently tracking at 50% complete against an October 2027 handover. What stands out isn't any single amenity, it's the combination of restraint (fewer homes per acre) and ambition (the scale of green space and connectivity that restraint makes possible) that's genuinely uncommon in how Noida typically builds at this price point.
Something New Is Reportedly Taking Shape Nearby
Prateek Canary, as it turns out, may not be the only story here for long. Word in the market suggests that Prateek Group is planning another premium residential development nearby in the same sector. The project is expected to take the brand a step further into the ultra-luxury segment, with a smaller scale but a more exclusive offering.
While the full details are yet to be confirmed, this new Prateek project in Sector 150, Noida is reportedly located within approximately 500 meters to 2 kilometers of Prateek Canary. It is also expected to span around 12 acres as an iconic residential development. We'll cover the project in detail once more official information is available, but for now, it's worth knowing that this is no longer just a one-project story.
What This Means for Anyone Watching the Sector
At Hommea, a developer returning to build again in a sector it already knows well is usually a stronger signal than a new name entering cold. If you're comparing options in this bracket, Prateek Canary is worth using as the benchmark for what disciplined, low-density luxury actually looks like in Noida right now, and it's a useful reference point for whatever comes next in the same neighbourhood.
