Booking Holdings, the parent company of Booking.com, has leased 111,525 sq ft of office space at RMZ Ecoworld in Bengaluru. The company's Indian subsidiary, Booking Holdings India, signed the lease directly with developer RMZ, taking on the entire eighth floor of RMZ Ecoworld Series 30, Campus 30. The lease commenced on July 3 and runs for a five-year term.
Property registration documents put the monthly rent at ₹1.33 crore, working out to roughly ₹119.6 per sq ft per month. The agreement carries a security deposit of ₹8 crore and includes a 15% rent escalation every three years. Run across the full five-year term with that escalation built in, the deal's total rental commitment lands in the ₹84-85 crore range, the figure both Hindustan Times and Realty Samachar cited in their coverage.

This isn't a fresh entry into the building. Booking Holdings already occupies the seventh and eighth floors at Campus 31 within the same RMZ Ecoworld development. With this latest lease added in, the company's total footprint across the tech park now stands at roughly 2.65 lakh sq ft. That's a meaningful expansion pattern for one tenant inside a single commercial campus, rather than a one-off transaction.
Booking Holdings isn't the only major occupier building out space here. Honeywell signed a lease for close to 4 lakh sq ft at the same RMZ Ecoworld campus earlier this year, taking multiple floors on a seven-year term at roughly ₹110 per sq ft. Large, multi-floor, multi-year commitments from global technology and travel-tech firms appear to be a consistent pattern for this specific development, rather than isolated deals.

Large single-tenant leases like this one are a useful signal for how confident global occupiers remain in Bengaluru's Grade-A office stock, even during periods when residential and broader real estate headlines have leaned more cautious. A five-year lease with built-in escalation clauses is a company betting on its India operations growing steadily rather than shrinking, and Booking Holdings choosing to add space in a tower it already occupies, instead of relocating, suggests satisfaction with the specific location and building rather than just general market conditions.
