DLF Bets ₹500 Crore on Goa With Its First Mall Outside NCR and Mumbai's Orbit

75% Pre-Leased Before the Mall Even Opens

DLF is entering the Goa retail market with DLF Promenade Goa, a 7 lakh sq ft mall coming up in Panjim that's expected to open between February and March next year, with fit-out work beginning the following month. Speaking at a CII real estate conference, DLF Vice Chairman and Managing Director (Rental Business) Sriram Khattar said the company has invested around ₹500 crore in the project. And that leasing is already about 75% committed ahead of a targeted full occupancy within months. PTI separately reported DLF expects the mall to generate annual rental income of more than ₹150 crore once operational.

220 Brands, a Multiplex and a Bet on Local Shoppers

DLF Retail Group Executive Director Pushpa Bector said the four-storey mall will bring together close to 220 brands, with Shoppers Stop and PVR taking some of the largest formats, alongside a five-screen multiplex and a dedicated food court. The project was earlier known as DLF Avenue Goa before its rebrand, is registered under Goa RERA at EDC Patto Plaza in Panaji, and spans 18,120 sq m of plot area with 201 open parking spaces.

Part of a Wider Retail Push Beyond Delhi-NCR

The Goa mall follows DLF's recent opening of DLF Midtown Plaza in Moti Nagar and a soft launch of DLF Summit Plaza in Gurugram. DLF Group now holds around 10 retail properties totalling roughly 50 lakh sq ft, and is separately building a 25 lakh sq ft mall in Gurugram targeted for 2029, as the company's annuity business continues expanding beyond its traditional NCR and Mumbai base.
