Sonu Nigam Exits His BKC Office for ₹18 Crore

Singer Sonu Nigam has sold a commercial property in Mumbai's Bandra Kurla Complex for ₹18 crore. The unit sits on the ground floor of Trade Centre, opposite the MTNL Building in BKC, Bandra East, and carries a carpet area of 3,082 sq ft along with two car parking spaces. Property registration documents accessed by CRE Matrix show the sale was registered on September 4, 2026, with SAA Estate LLP named as the buyer.

The Numbers Behind the Gain

Nigam had originally bought this same unit for ₹14.30 crore in November 2023. Selling it for ₹18 crore roughly three years later works out to a ₹3.70 crore gain, about 25.9% appreciation before accounting for taxes, transaction costs and registration charges. The deal attracted stamp duty of ₹1.08 crore, and based on the carpet area and sale consideration, it works out to approximately ₹58,404 per sq ft.

This Isn't Nigam's Only Move in This Building

Trade Centre BKC has become something of a hub for Nigam's commercial dealings specifically, not just this one sale. He separately leased out a different unit in the same building, a 4,257 sq ft space in the Santacruz East wing, for a five-year term worth more than ₹12.61 crore in total, registered in December 2025. That space went to Pattni Hospitality, the company behind the Downtown 29 café and bar brand. The lease started at ₹19 lakh a month in year one, stepping up to ₹23.15 lakh by year five.

Nigam also picked up a smaller office in Andheri West for roughly ₹1 crore just a month before this BKC sale closed, suggesting an active, ongoing pattern of commercial property dealing rather than a single one-off transaction.

He's Not the Only Singer Cashing In Here

Playback singer Kailash Kher has also been active in the same Trade Centre building. Kher bought a 2,619 sq ft office there in November 2025 for ₹10.50 crore and has since sold it for ₹10.75 crore, a far more modest gain than Nigam's, both in absolute terms and as a percentage, despite the two transactions happening in a similar timeframe and the same building. The contrast is a useful reminder that even within one property and one general market trend, individual unit performance can vary meaningfully depending on floor, exact specifications, and timing.

Why BKC Keeps Pulling In This Kind of Money

Bandra Kurla Complex remains one of Mumbai's most tightly held commercial districts, home to major banks, financial institutions, multinational corporations and professional services firms. Limited new supply against sustained occupier demand has kept the district among the city's most valuable, and celebrity-linked deals like this one, while newsworthy mainly because of who's involved, are also a small but genuine data point confirming that institutional and high-net-worth appetite for BKC commercial space hasn't slowed.

A Familiar Pattern in Mumbai's Celebrity Commercial Deals

Nigam's gain fits a pattern we've seen play out with other Mumbai celebrities too. Madhuri Dixit and Dr Shriram Nene's own property exits earlier this year told a similar story, their commercial office in Andheri West annualised to roughly 13% a year, more than double what their two Juhu residential apartments returned over comparable holding periods.

Nigam's BKC commercial sale, at a shorter three-year hold, points in the same direction: commercial space in a well-located Mumbai business district has a track record of compounding faster than comparable residential stock, even accounting for the smaller sample size any single celebrity's portfolio represents.
